Solutions

High-Value Development Finance

Funding for ground-up, conversion and refurbishment schemes, presented the way a lender needs to see them.

The solution

High-value schemes are funded on the strength of the sponsor, the cost plan and the evidence behind the end value. A weak presentation can cost more than a weak scheme.

We prepare the scheme, the sponsor and the numbers in the form a lender expects, and introduce senior debt, mezzanine and equity partners as the capital stack requires.

Who it suits

  • Experienced developers and sponsors
  • Family offices developing or holding residential schemes
  • Landowners moving from site to development
  • Advisers supporting a client’s first significant scheme

Development finance is drawn in stages against build progress. We structure the facility around your programme, so funding keeps pace with construction through to sale or refinance.

Typical arrangements

How this is used in practice.

Illustrative and anonymised. Each case is structured on its own facts.

A prime residential conversion

A sponsor is converting a period building into a small number of high-value homes. Senior debt is arranged alongside a stretch layer to reduce the equity required.

A phased ground-up scheme

A cleared site is to be built in phases. The facility is structured with staged drawdown against monitored build progress.

Refinancing during sales

A completed scheme is selling more slowly than planned. A term facility replaces the development loan and gives the sales programme room.

What lenders consider

  • The sponsor’s track record and delivery team
  • Build cost, contingency and programme
  • Gross development value and the evidence for it
  • Planning position and any outstanding conditions
  • Profit on cost and the sales strategy
